HOW CAN I PUT IN AN OFFER TO PURCHASE THIS PROPERTY?
As you may have been led to believe, by Realtors… buying a property is supposed to be complicated and we…. the stupid people are to use them to do for us what we cannot do for ourselves. Liberate yourself by simply following these simple steps.
1) Simply use an online service to create an agreement to purchase a piece of Real Estate. A simple Google Search can help you find these sources. Here is one I found that will work as well. Click here.
2) If you’d like to do it yourself, it must include the following components: a) Full Legal Names of buyers and sellers b) Address of Property c) full legal description of the property. d) Price you’re willing to pay for the property e) any Conditions or stipulations, inspections, or whatever you require to find out prior to closing on the property. f) Closing date by which you’ll want to take possession of the property. g) exchange at least $1 to ratify or make legal the transaction. h) both parties need to sign and date the agreement.
3) Both Parties need to pick their own title company, or title attorney (which could be the same title company). Ask them to setup a closing for you and they’ll instruct you on any last minute information they’ll require to close your transaction, such as taxes, liens, payoff etc.
All you need to do is to call the sellers, and let them know you’d like to buy the property. Setup a Meeting, complete your agreement, exchange at least $1 or whatever downpayment you are willing to put down. Make two copies of the agreement. Contact your title or closing company or a title attorney, and get them a copy of the agreement. Your agreement should spell out the date of closing (usually 14-30 days or longer in the future) allowing the title company to research the property, and get all the details of taxes, liens, etc. The buyers may opt to purchase Title insurance which is optional. Thats it. The title company will instruct you on closing procedures and anything else that will need to be done to purchase / sell the property.
